1710 S. Garth Ave
1710 S Garth was a remarkable restoration project. Found in pre-foreclosure and in the worst condition of any property previously tackled, this 1937 Spanish revival was buried under debris; yet, its potential was unmistakable. The property required a comprehensive overhaul, further complicated by an un-permitted addition adjacent to the garage. The acquisition was swift and decisive, a strategy honed from Larry’s prior experience in securing similar projects with all-cash offers and recognition that any hesitation could result in a loss.
The restoration was meticulous, sparing no expense. It included complete updates of the electrical and plumbing systems, installation of a tankless water heater, new HVAC, roof, floors, windows, and chimney. Smart Home features were added, including a Nest thermostat and Ring doorbell. The open-concept kitchen was outfitted with custom cabinetry, waterfall countertops, a wine fridge, and dual sinks. Garth was a rare find, one we wished we had in multiples. The property quickly attracted a frenzy of buyers and sold rapidly.
